Its officially hurricane season and with that can bring a lot of unexpected rain to San Antonio. While living in San Antonio, we know that often we get quite a bit of flash flood warnings and watches. SERVPRO® of Braun Station wants to help you be prepared if water would ever intrude into your home.

Its unfortunate that we don't have anyway to prevent flood waters from coming into our home but we can help ourselves by knowing what to DO and DON'T DO after flooding.  

What To Do After Flooding

  • Remove excess water by mopping and blotting.
  • Wipe excess water from wood furniture after removal of lamps and tabletop items.
  • Remove and prop wet upholstery and cushions.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Turn air conditioning on for maximum drying in summer.
  • Remove colored rugs from wet carpeting.
  • Remove art objects to a safe, dry place.
  • Gather loose items from floors.

What NOT To Do After Flooding

  • Don't leave wet fabrics in place. Hang furs and leather goods.
  • Don't leave books, magazines or other colored items on wet carpet or floors.
  • Don't use your household vacuum to remove water.
  • Don't use television or other household appliances.

Due to the recent storms a roof leak lead to ceiling damage in this San Antonio home.  This before picture shows the damage to the interior ceiling after the rain had stopped.  SERVPRO of Braun Station was called in to clean up the aftermath!  The owner was thrilled after we had completed our remediation work.  In causes where the roof is clearly falling down, we were required to remove the affected materials, spray antimicrobial, and then dry the structure utilizing dehumidification and air movement.  Our professionally trained technicians can begin this process and oftentimes finish this drying process in less than four days (depending on the extent of the damage).  We know that your home is vitally important and our goal is to quickly get you back to being able to enjoy it.

    Cold weather can wreak havoc and cause costly damage to your home or business if you are not properly prepared.  Whether it is heavy rain, freezing temperatures, damaging winds, sleet or snow, all can cause serious property damage.  While you can’t control the weather, you can take steps to be prepared, and help take the sting out of winter weather.  To help prevent weather-related damages, consider taking the following precautions before winter weather hits.

    • Check your business property for downed tree limbs and branches.  Weather, such as wind, heavy rain, ice, and snow, can cause branches to fall, which could cause damage to the property and potentially cause personal injuries.
    • Roofs, water pipes, and gutters should all be inspected to ensure they are in proper order. Gutter downspouts should be directed away from your building.  Clear out the gutters of debris that may have gathered during the fall.  Leaves and other obstructions can lead to a damming effect, causing roof damage and interior water problems.
    • Clean chimneys and exhaust systems to ensure they are free of debris.
    • Test gas lines if they have been dormant to ensure they are in good working order with no leaks.
    • Inspect your property, especially walkways and parking lots, for proper drainage to alleviate flood hazard potential.     
    • Protect pipes from freezing by allowing water to drip when temperatures dip below freezing. If pipes are under a cabinet, leave the cabinet doors open allowing warm inside air to circulate around the pipes. Make sure all exterior pipes are properly insulated.
    • If the building has outdoor faucets, consider shutting water off at the main valve in the basement of crawl space.  Once the valve is off, open the outdoor faucet to ensure it drains, preventing any remaining water from freezing in the pipe.

    PRE-EXISTING OR PRELOSS CONDITIONS

    During the course of cleaning, it is likely we will remove day-to-day soiling, which existed prior to your loss. We are happy to do so. If, however, the removal of pre-existing soil requires significant extra effort, our crews will be instructed to move on to the next item. Pre-existing damage, including visible mold growth, will also be noted.

    PERSONAL ITEMS

    In the course of our survey and cleaning, we will sometimes be required to open doors, cupboards, etc. to qualify and/or restore the damage. If any of these areas contain personal items you would prefer to relocate before we start work, please let us know.

    Guns and Ammunition

    Our crews are instructed NEVER to touch guns or ammunition. For this reason, we request you remove any such items from the areas we are cleaning.

    Jewelry, Valuables, Heirlooms

    Please remove any valuable items from the areas we are cleaning before the job is started. We are not responsible for those items.

    OVERLOOKED ITEMS

    Although our supervisors inspect all work, you should accompany the supervisor on the final walk-through and bring any overlooked items or concerns to the supervisor’s attention.

    We are neither insurance adjusters nor agents. We cannot authorize anything to be replaced, repaired or painted. Our job is to preserve and protect, stop further damage from occurring and to restore damaged items to their prior condition when possible.

    EMERGENCY CHARGES

    The exact price of restoring your property following a water damage emergency is virtually impossible to determine on our first visit. However, in order to give you an idea, we will review the SERVPRO® Water Damage Emergency Services Report to provide you an initial estimate while on our first visit if requested.
